Entitlement issues vary from one jurisdiction to another but generally follow similar guidelines. During the pre-application phase, we meet with the local jurisdictions governing over the project and determine the site design criteria and other requirements. We then formulate an approach for the submittal application process and create a project schedule to establish timing constraints.
Typically the size of the project, land use and density determine which type of application process will be required by the jurisdiction. Generally planning and engineering run concurrent during the entitlement process, so that when entitlement is approved, plans can be turned in for a faster review time.
